What we do

Residential and commercial mechanical services

Mechanical problems rarely stay in one trade — a boiler job is heating, plumbing and gas all at once. We're ticketed as plumbers, gas fitters and boiler technicians, so nothing gets subbed out and nothing sits waiting on another contractor. We do this for houses and townhomes, and for the strata buildings, high-rises and light commercial sites that need the same work at a larger scale.

Mechanical rooms, not just utility closets

Alongside our residential work we look after strata buildings, high-rises and light commercial sites across the Lower Mainland — the plants that keep heat and hot water running for a few hundred people at a time.

  • Boiler plants — commercial hot water and heating boilers, burners, pumps and headers, serviced and replaced.
  • Domestic hot water — storage, recirculation and balancing for buildings where one cold suite means a dozen complaints.
  • Controls and drives — variable frequency drives, control panels and BACnet-connected equipment.
  • Water services and backflow — service upgrades, chambers and backflow prevention assemblies.
  • Expansion tanks and seismic — replacement and restraint to current code.
  • Planned maintenance — scheduled servicing, with access and resident notice coordinated through your manager.

About us

A local contractor, working across the Lower Mainland

HB Mechanical is a family-run mechanical contractor based in North Vancouver, working across the Lower Mainland for homeowners, strata councils and property managers alike. You'll see the same faces on every visit — the ones who already know your building's quirks — backed by the licensing, permits and insurance you'd expect from a much larger company.

  • The person who quotes your job is the person who does it.
  • Licensed gas fitters. We pull the permit and meet the inspector.
  • Fixed written quotes, with no surprise line items at the end.
  • Boots off, drop sheets down, and the space left tidier than we found it.
  • If something we installed gives you trouble, we come back and sort it out.

How it works

What happens when you get in touch

You'll speak to someone who works on the tools, not a call centre.

You call or write

Tell us what's happening and what you're seeing. If it's urgent, say so and we'll move you up the list.

We take a look

We find the actual cause and explain it in plain terms. Small repairs often get sorted on the spot.

You get a price

A written quote with the scope spelled out. Nothing starts until you're happy with it.

We finish and tidy up

Permits pulled where needed, inspection booked, site left clean, and the paperwork handed over.

Where we work

Areas we serve

We're based in North Vancouver and on the North Shore every day — Lynn Valley, Deep Cove, Lonsdale, Edgemont, Capilano and Seymour, and across into West Vancouver and Horseshoe Bay. We also work throughout the Lower Mainland, from Vancouver and Burnaby out to Coquitlam, New Westminster and Richmond.

Straight answers

Plumbing and heating questions we get a lot

Do you charge for a quote?
For replacements and planned work — heat pumps, furnaces, boilers, tanks, repipes — the quote is free. For a repair call there's a service charge to come out and diagnose the problem, and we'll tell you that amount before booking. Give us a ring and we'll say straight away which one applies to you.
Can you handle the permit and inspection?
Yes, and we'd rather do it ourselves. Gas work and most mechanical replacements need a permit. We pull it, book the inspection and meet the inspector, so you're not dealing with the district or Technical Safety BC yourself.
My hot water tank is leaking — how soon can you come?
Shut the water off at the valve on top of the tank and give us a call. Leaking tanks are treated as urgent, and because we keep common sizes on hand a same-day or next-day swap is usually possible.
Should I repair my furnace or replace it?
It depends on the age, which part has failed, and what the repair costs compared with a new system. Past roughly fifteen years, a big repair is often money spent on borrowed time — particularly if a heat pump would suit the house better. We'll give you both numbers and let you decide without any pressure.
Are you open on weekends?
We're available seven days a week. Weekend availability depends on the schedule, so the sooner you call the better, but we do our best to look after urgent problems whenever they happen.
Do you work with stratas and property managers?
Yes — townhome complexes, small apartment buildings and light commercial. We can set up scheduled maintenance and coordinate access with residents directly.
What if something goes wrong after you leave?
Give us a call. Our labour is warrantied and the equipment carries its manufacturer's warranty, with the terms printed on your invoice. If we installed it, we'll stand behind it.
