Two Burnabys, mechanically speaking

Burnaby is unusual in how sharply its housing stock divides. The town centres — Metrotown, Brentwood, Lougheed and Edmonds — have gone vertical over the past two decades, producing a dense concentration of strata towers. Around them sit large areas of post-war single-family housing from the fifties and sixties that has barely changed in form.

Those two worlds need different things from a mechanical contractor, and we work in both. The towers need in-suite service plus plant-side work on boilers, domestic hot water and controls. The houses need what houses of that vintage always need — aging supply piping, drains, and heating equipment reaching the end of its life.

Older houses in Burnaby

In East Burnaby, Capitol Hill, Willingdon Heights and the older parts of Burnaby Heights, the recurring finds are familiar: galvanized steel supply piping narrowed by internal corrosion, showing as weak pressure and discoloured hot water; cast iron drains at the end of their run; and furnaces that were replaced once in the nineties and are now due again.

A lot of these homes also have secondary suites, which brings the same supply-sizing questions we see elsewhere — two sets of appliances drawing on infrastructure sized for one household.

Strata and tower work

The newer buildings around the town centres are where a good share of our Burnaby work sits. In-suite plumbing and fixture repairs on one side; on the other, the mechanical rooms — commercial boilers, pumps and headers, domestic hot water storage and recirculation, expansion tanks, and the variable frequency drives and BACnet controls that tie it together.

We can also set up scheduled maintenance rather than working call to call.

Hillside neighbourhoods

Capitol Hill, Burnaby Mountain and the slopes around SFU sit at enough elevation to change how water behaves. Pressure-reducing valve settings matter more here, and they drift over time — the usual symptom is inconsistent pressure between floors rather than an obvious fault. It's adjustable once someone actually looks at it.
