A city built in two waves

Port Moody's mechanical picture is shaped by when things were built. Moody Centre, Glenayre and College Park go back decades. Klahanie, Suter Brook and Newport Village largely arrived through the 2000s, and Heritage Mountain filled in through the eighties and nineties on the slope above.

That timing is more useful than it sounds, because equipment ages on a schedule. The condo and townhome stock built in the 2000s is now at the point where original mechanical equipment — hot water tanks, building boilers, pumps and controls — is reaching the end of its first service life. Buildings that haven't yet faced a major mechanical replacement are mostly about to.

If you sit on a council for one of the Klahanie or Suter Brook buildings, this is the decade the question arrives. Original boilers and domestic hot water systems from a 2005 or 2008 building are at or near replacement age, and the difference between planning that and reacting to it is substantial — both in cost and in how many residents go without hot water while it's sorted.

Older houses in Moody Centre and Glenayre

The older neighbourhoods bring the usual issues of their vintage — aging supply piping, drains reaching the end of their life, and heating equipment that has been replaced once and is due again. Mature trees in the established streets also mean root intrusion into older sewer laterals, where clearing treats the blockage but not the cause. A camera inspection is what tells you whether you're dealing with roots at a joint, a sagging section or a genuine break.

Heritage Mountain and the slope

The homes up Heritage Mountain sit at enough elevation to change how water behaves, and pressure-reducing valve settings drift over time — inconsistent pressure between floors is the usual symptom. Larger houses up there also have long runs to distant bathrooms, which is why the wait for hot water at the far end can be tiresome. A recirculation line is the proper fix.
