One neighbourhood, three kinds of building

Lonsdale covers more variety than anywhere else on the North Shore. Lower Lonsdale has a concentration of newer concrete towers alongside genuinely old housing stock near the waterfront. Central Lonsdale is a mix of low-rise walk-ups, townhomes and single-family houses. Upper Lonsdale is mostly houses of a mid-century vintage.

That matters because the same symptom means different things in each. A leak in a detached house is your problem to solve. The same leak in a strata unit involves the question of where common property begins, who's responsible, and whether the building needs to isolate a riser before anyone can work.

Working in strata buildings

We work in condos and townhome complexes regularly, and there's a rhythm to it worth knowing if you're an owner.

Most units have their own shut-offs inside the suite, and where they do, a fixture repair is straightforward. Where they don't — common in older walk-ups — the water has to be isolated at the riser, which means involving the building. That usually requires notice to affected residents and coordination with the manager or caretaker, and it's the single biggest factor in how quickly work can happen.

Things that speed it up considerably: knowing your unit number and floor, whether there's an elevator and whether it needs booking, where visitor or loading parking is, and having the strata manager's contact details to hand if the issue might touch common property.

What comes up in older walk-ups

The low-rise buildings around Central Lonsdale from the sixties and seventies bring a recognisable set of issues. Original galvanized supply piping that's narrowed with corrosion, showing as weak pressure. Shared stacks where one unit's blockage becomes several units' problem. In-suite shut-offs that have seized from decades of never being turned. Hot water from a central boiler where an individual suite's poor performance is really a building-side balancing issue rather than anything in the unit.

Telling those apart matters, because an owner shouldn't pay for a repair inside their walls when the cause sits in common property.

Newer towers

Lower Lonsdale's newer buildings bring different work — in-suite fixture replacement, appliance connections, hot water and heating faults, and renovations that need coordination with building rules. Many have restrictions on work hours and requirements around insurance certificates and, in some cases, hot work permits.
