Plumbing and heating in Seymour
Blueridge, Seymour Heights, Northlands and Maplewood. Higher, colder and snowier than the rest of the North Shore, which changes what the heating has to do.
The elevation genuinely matters here
Blueridge, Northlands and the upper parts of Seymour Heights sit meaningfully higher than the waterfront, and the difference shows in the weather. These neighbourhoods get more snow, hold it longer, and run colder through the winter than Lower Lonsdale a few kilometres away.
Mechanically that has real consequences. Heating systems up here work harder and for longer through the season, which brings equipment to the end of its life sooner than the same unit installed lower down. Freeze risk is also genuinely higher — exposed pipe in an unheated garage, crawlspace or an addition built over a cold void is far more likely to cause trouble here than on the flats.
Heat pump sizing up the hill
This is where the elevation matters most. A heat pump sized on regional design temperatures can end up leaning on backup heat more than expected in a neighbourhood that runs several degrees colder and holds snow for weeks. It doesn't mean a heat pump is the wrong choice — the North Shore climate still suits them well — but it does mean the load calculation has to reflect where the house actually is.
We do a CSA F280 heat load calculation using the conditions the house experiences, and we're straightforward about backup heat capacity rather than quietly assuming it will rarely run.
Forest interface
Much of Seymour backs directly onto standing forest, and the trees do two things. The obvious one is root intrusion into older sewer laterals, where clearing deals with the blockage but not the cause — a camera inspection is what distinguishes roots at a joint from a sagging section or a genuine break.
The less obvious one is shade and damp. Houses tucked under mature canopy stay wetter than their neighbours, and mechanical equipment in crawlspaces there corrodes faster. Condensate drains on high-efficiency furnaces block up with the growth damp encourages, which trips the pressure switch and shuts the unit down. It's a small job caught early and a no-heat call otherwise.
Maplewood and the commercial side
Down along Dollarton Highway, Maplewood is North Vancouver's light industrial and commercial belt — a different kind of work from the houses up the hill. Shops, warehouses, small industrial units and mixed-use buildings need commercial-grade mechanical: unit heaters, rooftop equipment, larger boilers, domestic hot water systems, backflow prevention and controls.
